General Terms and Conditions

Important: Please ensure that the first named person listed on the Booking Form (the “Party Leader”) has read and signed the declaration at the bottom of the form, which in doing so is an acceptance of the booking conditions on behalf of the whole party. The Party Leader must be over 25 years of age. It is the responsibility of the Party Leader to ensure that each person listed on the booking form understands and agrees to the terms of the Booking Conditions set out below.

Booking Confirmation: Once we have received the completed booking form, signed and dated, plus the deposit payment, we will issue you with a Booking Confirmation. This confirmation will show in detail the booking that you have made with us and how much it will cost. Our contract with you is effective from the date that we issue our confirmation to you. Please note that the booking is for the number of people as agreed and detailed on the attached booking form. Any additional guests must be agreed, in writing, with the owners. In addition, we must be advised if you intend to bring a dog (or two smaller dogs maximum.) To not advise us of either additional guests or a dog/s will result in all or part of the retention of the damage deposit.


Travel: All travel arrangements will be the sole responsibility of the booking party.

Deposits: We require a deposit of 25% of the agreed total rental cost. We cannot accept any bookings that are not accompanied by the appropriate payments.

Balance of Payment: Your balance is due eight weeks before the start of your stay at Cranebrook Cottage. We do have to reserve the right to cancel your booking, without refunding the deposit, if you have not paid by this time. Our Booking Confirmation will specify the date by which your final payment must reach us. If your circumstances change, we will endeavour to either re-arrange your holiday (this can be for the following year if necessary,) or secure another booking. In the rare circumstances that neither of these options is possible, the cancellation charges below will apply.

Cancellation: If for any reason you cancel the booking, the following charges will apply if another booking cannot be arranged with you or secured with another party:
6 weeks or more before arrival : Loss of deposit
4-6 weeks before arrival : 50%
2-4 weeks before arrival : 75%
Less than 2 weeks : 100%

The above figures apply from the moment that we receive your cancellation in writing. In the unlikely event and for reasons beyond our control we have to cancel your holiday we will refund in full any payments already received. However, the owners cannot be held responsible for any changes or cancellations to your holiday due to wars, threat of war, terrorism, industrial action, civil strike, airport closures or congestion, technical problems, weather or other difficulties beyond our control. As above, we will endeavour to re-arrange your holiday if possible.

Damage and cleaning deposit: We do require a deposit of £400 to be paid for a damage/cleaning deposit. This amount will be included in the balance due 8 weeks prior to your arrival date. The £400 will be refunded within one week of the end of your stay, subject to there being no damage, breakages or excessive cleaning required. We will notify you of any damages, breakages or cleaning we consider are not due to usual day to day activities and of the costs incurred. Please note that any substantial damage will require payment in full if over and above the damage deposit amount. The house will be clean and tidy upon your arrival and we would expect that it is left that way at the end of your stay. Given our time constraints on changeover days, any excess cleaning required will be deducted from this deposit at a rate of £25 per hour, as this will impact upon the next guests arrival time.

Please note that there is no smoking allowed within the house.

A maximum of two dogs are permitted at the house, as long as this is agreed at the time of booking, at the rate of £25 per dog, per night. The owners reserve the right to retain the damage deposit if dogs are not booked in or if more dogs than booked and/or permitted stay at the house. Dogs are not allowed on the furniture, upstairs or on beds and must be shut into the kitchen or utility room at night or if left in the house at any time. Any mess from the dogs found in the house or garden will result in a minimum deduction of £50 from the damage deposit. Any damage caused by a dog or dogs be must paid for in full, either for cleaning, repair or replacement.

The charging of electric or hybrid cars is not permitted at the premises, unless previously agreed with the owners of the holiday accommodation. This agreement will incur an additional charge of £20 per night of stay, per car. Should attempts be made to do charge cars without prior agreement, the owners reserve the right to withhold the damage deposit. (It is the owners intention to install a charging point in the near future.)

Insurance: It is essential that you are adequately insured for your holiday, including cover for any activities that you wish to do. This is the responsibility of the booking party. Your personal property, including baggage, is your own responsibility at all times, unless any loss or damage is due to our negligence or failure to carry out our responsibility. We cannot be held responsible for any accidents that may occur due to inappropriate usage or negligence at the cottage.

General behaviour: As we have near neighbours, the playing of loud music is prohibited and we expect guests to be considerate and respect the location and the neighbouring properties. All visitors are expected to restrict noise and not disturb anyone in the surrounding properties. We would not expect guests to be making any noise outside after 10.30pm. Parking must be considerate and not block or restrict any access or right of way. We reserve the right to withhold all or part of the damage/breakage deposit if any complaints are received about inconsiderate behaviour.

The Party Leader accepts full responsibility for any costs incurred at Cranebrook Cottage. We do ask that you arrive no earlier than 4pm at the start of your holiday and depart by 10am at the end, as this gives us enough time to get the house ready for the next guests.
